Appreciation. Past gains don't predict the future, but we estimate that the value of a typical suite here has appreciated 60 percent in the past ten years. Big suites, 1,500 to nearly 2,000 square feet, with plenty of big closets, plus private storage in the basement. Cars are welcome in our indoor heated garage where you can have them washed too. And your guests can park indoors (when space available). Staffed 24 x 7. Dogs welcome — small and large. (And cats too.) Easy access to shopping, restaurants, entertainment, cultural events and transportation (buses and RTA right outside our door). Freedom from the cares and expenses of maintenance and home repairs. Don't worry about lawn care, snow removal, fixing the driveway and replacing the roof. They are covered by the monthly maintenance fee and by our Capital Fund. (We began making monthly CF payments ten years ago and in that time suite owners have had just one assessment, averaging $3,000.) Garden. Enjoy our garden and even have your own garden plot. Most very quick jobs aren't charged at all! Just a few steps from the elevators because we have only four suites on a floor. No long, depressing apartment hallways at Shaker Towers. Kitchens are large and bright, with lots of storage. Want to remodel or enlarge your kitchen? Go ahead. Your condominium suite is yours to improve. Laundry. Each tower has a large laundry room with low cost, modern washers and dryers, even a double-size washer large enough for comforters, etc. Imagine the convenience of doing three loads at once! Management with our own full-time professional manager who reports to an owner-elected Board of Directors. Neighbors. Active, informed, civic-minded people. Chances are you'll find friends living here or you'll become friends with some of your neighbors. One-floor living. Forget climbing those steps. Permissions to enter your suite. Working all day but expecting furniture to be delivered or a carpet cleaner to come? Just leave a note with the garage staff. Quiet suites Thick construction block separates the suites. You won't hear your next door neighbors here. Ramps make it easy to enter our lobby and get to the elevators. No steps.

Windows All suites above the first floor have double or triple exposure (see our suite layouts). Our bedrooms, living and dining rooms have cross-ventilation. Even our kitchens and bathrooms have windows. They are modern, double-pane thermal windows that tilt inside for easy cleaning. Xpress mail and packages are easy to send and receive. The garage staff is always there to accept them when you're out. You are part of a diverse and supportive community. Zealous and active management. |
